Rights Act 2025\uff1a\u9762\u81e8 30 \u5e74\u6700\u5927\u8b8a\u9769\uff0c\u502b\u6566\u696d\u4e3b\u6050\u8ca0 \u00a340,000 \u7f70\u6b3e\uff1f \uff08\u4e0a\u7bc7\uff09<\/p>\n\n\n\n<p>\u82f1\u570b\u653f\u5e9c\u63a8\u51fa\u7684 \u300aRenters\u2019 Rights Act 2025\u300b \u88ab\u8996\u70ba\u904e\u53bb 30 \u5e74\u4ee5\u4f86\uff0c\u5c0d\u79c1\u71df\u79df\u52d9\u5e02\u5834\u6700\u5de8\u5927\u7684\u9ad4\u5236\u6539\u52d5\u3002\u6838\u5fc3\u8b8a\u9769\u5305\u62ec\u5c07 AST \u8f49\u70ba APT (Assured Periodic Tenancy)\u3001\u5ee2\u9664 Section 21\uff0c\u4ee5\u53ca\u8ce6\u4e88\u79df\u5ba2\u98fc\u990a\u5bf5\u7269\u7684\u6b0a\u5229\u3002\u6700\u4ee4\u4eba\u64d4\u6182\u7684\u662f\uff0c\u91dd\u5c0d\u696d\u4e3b\u53ca\u4e2d\u4ecb\u7684\u56b4\u91cd\u9055\u898f\u884c\u70ba\uff0c\u6c11\u4e8b\u7f70\u6b3e\u4e0a\u9650\u5df2\u5927\u5e45\u63d0\u5347\u81f3 \u00a340,000\u3002\u9019\u4e0d\u518d\u662f\u55ae\u7d14\u7684\u79df\u52d9\u8abf\u6574\uff0c\u800c\u662f\u4e00\u5834\u8cc7\u7522\u5408\u898f\u7684\u6dd8\u6c70\u8cfd\u3002<\/p>\n\n\n\n<p>\u82f1\u570b\u79df\u52d9\u6cd5\u898f\u6b63\u5728\u7d93\u6b77\u7ffb\u5929\u8986\u5730\u7684\u8b8a\u5316\u3002\u300aRenters\u2019 Rights Act 2025\u300b\u4e0d\u55ae\u6b62\u6539\u8b8a\u4e86\u79df\u7d04\u5f62\u5f0f\uff0c\u66f4\u5f15\u5165\u4e86 \u61f2\u7f70\u6027\u6975\u9ad8 \u7684\u7f70\u6b3e\u6a5f\u5236\u3002<br>\u5c0d\u65bc\u8eab\u5728\u9999\u6e2f\u6216\u6d77\u5916\u7684\u6295\u8cc7\u8005\uff0c\u82e5\u7e7c\u7e8c\u4f9d\u8cf4\u820a\u6709\u7684\u300c\u6536\u79df\u4f6c\u300d\u6a21\u5f0f\u7ba1\u7406\u7269\u696d\uff0c\u6975\u53ef\u80fd\u8aa4\u58ae\u6cd5\u7db2\u3002London Homes \u6839\u64da\u6700\u65b0\u5b98\u65b9\u6307\u5f15\u53ca\u696d\u754c\u60c5\u5831\uff0c\u70ba\u60a8\u62c6\u89e3\u9019\u5834 30 \u5e74\u4e00\u9047 \u7684\u5408\u898f\u98a8\u66b4\u3002<\/p>\n\n\n\n<p>\u96d6\u7136\u300aRenters\u2019 Rights Act\u300b\u672c\u8cea\u4e0a\u5c6c\u65bc \u300c\u6c11\u4e8b\u4f4f\u623f\u6cd5\u6539\u9769 (Civil Housing Law Reform)\u300d\uff0c\u4e3b\u8981\u6d89\u53ca\u7f70\u6b3e\u53ca\u8ce0\u511f\u4ee4\uff0c\u4e0d\u76f4\u63a5\u5c0e\u81f4\u5211\u4e8b\u7d00\u9304\u3002<\/p>\n\n\n\n<p>\u82e5\u696d\u4e3b\u63a1\u53d6\u6975\u7aef\u624b\u6bb5\uff0c\u4f8b\u5982 \u975e\u6cd5\u9a45\u9010 (Illegal Eviction) \u6216 \u56b4\u91cd\u9a37\u64fe\u79df\u5ba2\uff0c\u6839\u64da\u73fe\u884c\u7684 \u300a1977 \u5e74\u9632\u6b62\u9a45\u9010\u6cd5 (Protection from Eviction Act 1977)\u300b\uff0c\u9019\u4f9d\u7136\u5c6c\u65bc \u5211\u4e8b\u7f6a\u884c (Criminal Offence)\u3002<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>\u7f70\u6b3e\u6a5f\u5236\u5927\u89e3\u69cb\uff1a\u6700\u9ad8\u53ef\u9054 \u00a340,000 \ud83d\udea8<br>\u9019\u662f\u6240\u6709\u696d\u4e3b\u5fc5\u9808\u8b66\u60d5\u7684\u7d05\u7dda\u3002\u6839\u64da\u653f\u5e9c\u6307\u5f15\uff0c\u91dd\u5c0d \u696d\u4e3b (Landlords) \u6216 \u4e2d\u4ecb (Letting Agents) \u7684\u9055\u898f\u884c\u70ba\uff0c\u5730\u65b9\u8b70\u6703 (Local Councils) \u5c07\u64c1\u6709\u88c1\u91cf\u6b0a\uff0c\u6839\u64da\u56b4\u91cd\u7a0b\u5ea6\u5224\u8655\u5de8\u984d\u6c11\u4e8b\u7f70\u6b3e (Civil Penalty)\u3002<\/li>\n<\/ol>\n\n\n\n<p>\ud83d\udcb0 \u7f70\u6b3e\u5206\u985e\u8207\u7bc4\u570d\uff1a<br>\u901a\u5e38\u4f9d\u9055\u898f\u884c\u70ba\u6027\u8cea\u4e0d\u540c\uff0c\u53ef\u5206\u70ba\u5169\u5927\u985e\uff1a<br>A. \u4e00\u822c\u9055\u898f\u884c\u70ba \u2014\u2014 \u7f70\u6b3e\u7d04 \u00a33,000 &#8211; \u00a37,000<br>\u2022 \u6d89\u53ca\u884c\u70ba\uff1a \u4f8b\u5982\u672a\u5728\u6307\u5b9a\u671f\u9650\u5167\u63d0\u4f9b\u79df\u7d04\u689d\u6b3e\u3001\u672a\u660e\u793a\u79df\u91d1\u91d1\u984d\u3001\u9f13\u52f5\u79df\u91d1\u7af6\u50f9 (Bidding Wars) \u7b49\u3002<\/p>\n\n\n\n<p>\u2022 \u98a8\u96aa\uff1a \u9019\u4e9b\u5f80\u5f80\u662f\u696d\u4e3b\u56e0\u300c\u758f\u5ffd\u300d\u6216\u4e2d\u4ecb\u884c\u653f\u6df7\u4e82\u800c\u89f8\u72af\u7684\u9677\u9631\u3002<br>B. \u56b4\u91cd\u9055\u898f\u6216\u6cd5\u5f8b\u6027\u9055\u6cd5\u884c\u70ba (Offences) \u2014\u2014 \u7f70\u6b3e\u4e0a\u9650 \u00a340,000 \u203c\ufe0f<\/p>\n\n\n\n<p>\u2022 \u6d89\u53ca\u884c\u70ba\uff1a \u5305\u62ec\u975e\u6cd5\u9a45\u9010 (Illegal Eviction)\u3001\u9a37\u64fe\u79df\u5ba2\u3001\u91cd\u8907\u9055\u898f\u3001\u672a\u9075\u5b88\u6539\u5584\u901a\u77e5 (Improvement Notices)\u3001\u7121\u724c\u7d93\u71df HMO (\u591a\u4eba\u4f4f\u5c4b) \u7b49\u3002<\/p>\n\n\n\n<p>\u2022 \u56b4\u91cd\u6027\uff1a \u9019\u662f\u76ee\u524d\u653f\u5e9c\u6307\u5f15\u4e0b\u7684\u6700\u9ad8\u7d1a\u5225\u8655\u7f70\u3002\u5177\u9ad4\u91d1\u984d\u8996\u4e4e\u662f\u5426\u300c\u91cd\u8907\u9055\u898f\u300d\u53ca\u300c\u9055\u898f\u7a0b\u5ea6\u300d\u800c\u5b9a\u3002<\/p>\n\n\n\n<p>\u26a0\ufe0f \u8cac\u4efb\u6b78\u5c6c\u8b66\u793a\uff1a \u696d\u4e3b (Landlords) \u8ca0\u6709\u6700\u76f4\u63a5\u7684\u8cac\u4efb\u3002 \u5373\u4f7f\u9055\u898f\u884c\u70ba\u662f\u7531\u60a8\u7684\u4e2d\u4ecb (Agent) \u9020\u6210\uff0c\u696d\u4e3b\u5f80\u5f80\u4ecd\u9700\u627f\u64d4\u9023\u5e36\u8cac\u4efb\u3002\u82e5\u60a8\u59d4\u8a17\u7684\u5ec9\u50f9\u4e2d\u4ecb\u7f3a\u4e4f\u5408\u898f\u7cfb\u7d71\uff0c\u6700\u7d42\u6536\u5230 \u00a340,000 \u7f70\u55ae\u7684\u5c07\u6703\u662f\u60a8\u3002<\/p>\n\n\n\n<ol start=\"2\" class=\"wp-block-list\">\n<li>\u79df\u7d04\u9ad4\u5236\u91cd\u5851\uff1aAST \u8d70\u5165\u6b77\u53f2\uff0c\u5168\u9762\u8f49\u7528 APT<br>\u9019\u662f\u6cd5\u6848\u4e2d\u6700\u6839\u672c\u7684\u7d50\u69cb\u6027\u6539\u8b8a\u3002\u73fe\u884c\u7684\u300c\u77ed\u671f\u78ba\u4fdd\u79df\u7d04\u300d(AST &#8211; Assured Shorthold Tenancy) \u5c07\u88ab\u5ee2\u9664\u3002<\/li>\n<\/ol>\n\n\n\n<p>\u2022 \u65b0\u5236\u5ea6\uff1a \u6240\u6709\u79df\u7d04\u5c07\u8f49\u70ba \u300c\u78ba\u4fdd\u9031\u671f\u6027\u79df\u7d04\u300d(APT &#8211; Assured Periodic Tenancy)\u3002<\/p>\n\n\n\n<p>\u2022 \u6838\u5fc3\u5f71\u97ff\uff1a<br>o \u6c92\u6709\u56fa\u5b9a\u79df\u671f\uff1a \u79df\u7d04\u4e0d\u518d\u8a2d\u6709\u300c6\u500b\u6708\u300d\u6216\u300c1\u5e74\u300d\u6b7b\u7d04\u3002\u79df\u5ba2\u53ef\u96a8\u6642\u5728\u7d66\u4e88 \u5169\u500b\u6708\u901a\u77e5 \u7684\u60c5\u6cc1\u4e0b\u9000\u79df\u3002<\/p>\n\n\n\n<p>o \u9996\u5e74\u4fdd\u8b77\u671f\uff1a \u96d6\u7136\u7531 AST \u8f49\u70ba APT\uff0c\u4f46\u6cd5\u6848\u5f15\u5165\u4e86\u4fdd\u8b77\u6a5f\u5236\u3002\u79df\u5ba2\u4eab\u6709 12 \u500b\u6708\u4fdd\u8b77\u671f\uff0c\u5728\u6b64\u671f\u9593\uff0c\u9664\u975e\u79df\u5ba2\u56b4\u91cd\u9055\u7d04\uff08\u5982\u6b20\u79df\u3001\u53cd\u793e\u6703\u884c\u70ba\uff09\uff0c\u5426\u5247\u696d\u4e3b\u4e0d\u5f97\u4ee5\u300c\u51fa\u552e\u300d\u6216\u300c\u81ea\u4f4f\u300d\u70ba\u7531\u9a45\u9010\u79df\u5ba2\u3002<\/p>\n\n\n\n<ol start=\"3\" class=\"wp-block-list\">\n<li>\u7d42\u7d50\u300c\u7121\u7406\u7531\u9a45\u9010\u300d (Abolition of Section 21)<\/li>\n<\/ol>\n\n\n\n<p>\u8207 APT \u9ad4\u5236\u76f8\u914d\u5408\uff0cSection 21 \u7121\u7406\u7531\u9000\u79df\u901a\u77e5 \u5c07\u88ab\u6b63\u5f0f\u5ee2\u9664\u3002<br>\u2022 \u65b0\u6536\u6a13\u6a5f\u5236\uff1a \u82e5\u8981\u6536\u56de\u623f\u5c4b\uff0c\u5fc5\u9808\u4f9d\u64da Section 8 \u689d\u6587 \u63d0\u51fa\u5177\u9ad4\u6cd5\u5f8b\u7406\u7531\u3002<\/p>\n\n\n\n<p>o London Homes\u5efa\u8b70\uff1a \u65e2\u7136\u4e0d\u80fd\u300c\u7121\u7406\u7531\u300d\u8d95\u5ba2\uff0c\u8b49\u64da\u5c31\u662f\u95dc\u9375\u3002\u696d\u4e3b\u5fc5\u9808\u5efa\u7acb\u5b8c\u6574\u7684\u79df\u91d1\u652f\u4ed8\u7d00\u9304\u8207\u6e9d\u901a\u5b58\u6a94\u3002London Homes \u7684\u5c08\u696d\u8a17\u7ba1\u7cfb\u7d71\uff0c\u78ba\u4fdd\u65e5\u5f8c\u82e5\u9700\u7533\u8acb\u6536\u56de\u623f\u5c4b\u6642\uff0c\u6709\u8db3\u5920\u7684\u6cd5\u5f8b\u4f9d\u64da\u3002<\/p>\n\n\n\n<ol start=\"4\" class=\"wp-block-list\">\n<li>\u79df\u91d1\u7ba1\u5236\u8207\u7af6\u50f9\u7981\u4ee4<br>\u2022 \u79df\u91d1\u8abf\u6574\uff1a \u5728 APT \u9ad4\u5236\u4e0b\uff0c\u696d\u4e3b\u6bcf\u5e74\u50c5\u80fd\u900f\u904e Section 13 \u7a0b\u5e8f\u8abf\u6f32\u4e00\u6b21\u79df\u91d1\uff0c\u4e14\u5fc5\u9808\u8cbc\u8fd1\u5e02\u5834\u5e02\u503c\u3002<\/li>\n<\/ol>\n\n\n\n<p>\u2022 \u56b4\u7981\u300c\u79df\u91d1\u7af6\u6a19\u300d\uff1a \u9019\u662f\u65b0\u6cd5\u6253\u64ca\u91cd\u9ede\u3002\u623f\u6771\u6216\u5730\u7522\u4ee3\u7406 \u4e0d\u5f97\u63a5\u53d7\u9ad8\u65bc\u5ee3\u544a\u50f9\u683c\u7684\u5831\u50f9\u3002\u9019\u610f\u5473\u8457\u5b9a\u50f9\u5fc5\u9808\u7cbe\u6e96\u2014\u2014\u5b9a\u4f4e\u4e86\u4e0d\u80fd\u52a0\uff0c\u5b9a\u9ad8\u4e86\u7121\u4eba\u79df\u3002<\/p>\n\n\n\n<ol start=\"5\" class=\"wp-block-list\">\n<li>\u5e73\u6b0a\u689d\u6b3e\uff1a\u7981\u6b62\u6b67\u8996\u8207\u5bf5\u7269\u65b0\u898f<br>\u65b0\u6cd5\u6848\u7279\u5225\u5f37\u8abf\u6d88\u9664\u79df\u52d9\u6b67\u8996\uff0c\u696d\u4e3b\u5728\u7be9\u9078\u79df\u5ba2\u6642\u9700\u683c\u5916\u5c0f\u5fc3\u3002<\/li>\n<\/ol>\n\n\n\n<p>\u2022 \u5bf5\u7269\u6b0a\u5229 (Right to Request a Pet)\uff1a<br>o \u623f\u5ba2\u53ef\u6b63\u5f0f\u63d0\u51fa\u98fc\u990a\u5bf5\u7269\u7533\u8acb\u3002\u696d\u4e3b \u4e0d\u80fd\u300c\u7121\u7406\u62d2\u7d55\u300d(Unreasonably Refuse)\u3002<\/p>\n\n\n\n<p>o \u5408\u7406\u62d2\u7d55\u7406\u7531\uff1a \u9664\u975e\u696d\u4e3b\u80fd\u8b49\u660e\u7269\u696d\u672c\u8eab\u4e0d\u9069\u5408\uff08\u4f8b\u5982\uff1a\u5927\u5ec8\u516c\u5951 Leasehold \u7981\u6b62\u990a\u72d7\u3001\u4fdd\u96aa\u689d\u6b3e\u9650\u5236\u3001\u6216\u5efa\u7bc9\u5b89\u5168\u8003\u91cf\uff09\u3002<\/p>\n\n\n\n<p>o \u4fdd\u969c\u63aa\u65bd\uff1a \u96d6\u7136\u4e0d\u80fd\u62d2\u7d55\uff0c\u4f46\u6cd5\u6848\u5141\u8a31\u696d\u4e3b\u8981\u6c42\u79df\u5ba2\u8cfc\u8cb7 \u5bf5\u7269\u640d\u58de\u4fdd\u96aa (Pet Damage Insurance)\uff0c\u4ee5\u8986\u84cb\u6f5b\u5728\u7684\u7dad\u4fee\u8cbb\u7528\u3002<\/p>\n\n\n\n<p>\u2022 \u6d88\u9664\u6b67\u8996 (Anti-Discrimination)\uff1a<\/p>\n\n\n\n<p>o \u623f\u6771\u4e0d\u5f97\u50c5\u56e0\u623f\u5ba2 \u9818\u53d6\u798f\u5229\u88dc\u52a9 (Benefits) \u6216 \u6709\u5b50\u5973 (Children) \u800c\u62d2\u79df\u3002\u9019\u88ab\u8996\u70ba\u975e\u6cd5\u6b67\u8996\u884c\u70ba\u3002<\/p>\n\n\n\n<p>\ud83d\ude80\uff1a\u5225\u8b93\u60a8\u7684\u8cc7\u7522\u6210\u70ba\u6cd5\u898f\u4e0b\u7684\u72a7\u7272\u54c1<\/p>\n\n\n\n<p>\u9762\u5c0d \u00a340,000 \u7684\u7f70\u6b3e\u98a8\u96aa\u3001APT \u7684\u65b0\u79df\u52d9\u6a21\u5f0f\u4ee5\u53ca \u5bf5\u7269\u5e73\u6b0a \u7684\u6311\u6230\uff0c\u300c\u696d\u9918\u7ba1\u7406\u300d\u7684\u4ee3\u50f9\u5c07\u6703\u9ad8\u5f97\u9a5a\u4eba\u3002<\/p>\n\n\n\n<p>\u6211\u5011\u4e0d\u53ea\u662f\u5730\u7522\u4ee3\u7406\uff0c\u66f4\u662f\u60a8\u7684 \u300c\u8cc7\u7522\u5408\u898f\u9867\u554f\u300d\u3002\u6211\u5011\u7684\u7cfb\u7d71\u5df2\u5168\u9762\u5347\u7d1a\u4ee5\u61c9\u5c0d Renters&#8217;
